· Major functions-We will discuss the different regulatory functions within Growth Management including an overview of concurrency, zoning, site plan and subdivision regulations, the Environmental Management Ordinance, and the Florida Building Code.
· Divisions-We will provide an overview of the three divisions within Growth Management and the functions of each.
· Land Use/Zoning Issues-We will provide an overview of each step in the site plan and subdivision review processes.
· Land Use Compliance Certificate-What is it and why is it important?
· Preliminary Plats-Overview of the notification process and DRC Review.
· Limited Partitions-When can the Limited Partition process be used to subdivide property?
· Site Plans-Overview of thresholds for Type A versus Type B review.
· Concurrency-What is concurrency? Why is it needed?
· Environmental Management Permits-Overview of the different types of environmental permits. When are they required? What types of features are regulated in the EMO?
· Building Permitting-We will provide an overview of the building permitting process and inspection requirements. When are building permits and sub permits required?
· Building Permits (residential and commercial); Plumbing; Mechanical; Gas; Roof; Electrical
· Zoning/Building Code Enforcement-We will provide an overview of Growth Management’s role in Zoning/Building Code enforcement. We will also discuss the differences between DNCS and Growth Management in the code enforcement process.
